What is an Additional Residential Unit?

    An Additional Residential Unit (ARU) is a small, separate home on the same property as the main house. It has its own kitchen, bathroom, and entrance. It can be inside the house or in a separate building. It provides people with more living options without the need to build a new home on a different piece of land.

    Where will the proposed Additional Residential Units policies and regulations apply?

    The proposed Official Plan policies and Zoning By-Law regulations would apply throughout Markham to any property where the Zoning By-Law allows a single-detached house, semi-detached house, or townhouse. However, there will be exceptions for some areas, such as within the Greenbelt, Oak Ridges Moraine, and other environmentally sensitive lands. 

    What does "as-of-right" mean?

    “As-of-right” means that something is allowed by the current Zoning By-Law. For example, if a property owner can add three (3) extra housing units as-of-right, they no longer have to submit an application to change the Official Plan or Zoning By-Law. They can simply apply for a building permit.
