A Secondary Plan builds on the policies in the City’s Official Plan to guide the development or redevelopment of a specific geographic area. It contains more detailed policies than the policies in the Official Plan and includes policies for:
Why is a new Secondary Plan for the Yonge Corridor needed?
The Markham Official Plan, 2014, identifies a number of Key Development Areas (KDA) that require new or updated secondary plans, and/or local area studies, including the Yonge Steeles Corridor KDA north of Steeles Avenue East and the Yonge North Corridor KDA north and south of Royal Orchard Boulevard.
The Yonge Corridor Secondary Plan is needed to ensure future growth and development in this area of the City is guided by a comprehensive plan and vision that contributes to a complete and sustainable community.
What is a Key Development Area (KDA)?
KDAs are intensification areas in Markham where rapid transit services intersect with major nodes of retail and commercial development. It is also where opportunities exist for redevelopment of large land parcels that support new public streets and mixed-use development.
What is the study area for the Yonge Corridor Secondary Plan?
The Yonge Corridor is located at the southwest corner of the City of Markham and is bordered by the City of Vaughan to the west and City of Toronto to the south. The Study area is generally bound by Yonge Street to the west, the Holy Cross Catholic Cemetery to the north, Dudley Avenue and Inverlochy Boulevard to the east and Steeles Avenue to the south.
The proposed secondary plan area for the Yonge Corridor Secondary Plan is based on the boundaries of the Yonge Steeles Corridor KDA and Yonge North Corridor KDA identified in the City’s Official Plan and boundaries of the Steeles, Clark and Royal Orchard Major Transit Station Areas. The boundary of the secondary plan area will be confirmed through the study.
