The City of Markham is undertaking a study to inform the development of a new secondary plan for the Markville Community.

What are we doing and why?

The City of Markham's Official Plan 2014 identifies the need for a new secondary plan for Markville.

The City of Markham has initiated the Markville Secondary Plan Study to inform the preparation of a new Secondary Plan. The study will address land use and urban design, transportation and municipal servicing to support the development of a sustainable and complete community.

The study area is approximately 110 hectares and consists of the Markville Key Development Area, and within it, the Bullock Drive Employment Area. Key Development Areas are intensification areas supported by transit that can accommodate a variety of housing choices and employment opportunities.

Markville is centrally located in the City’s urban area, supported by key destinations such as the CF Markville Mall, Centennial Community Centre, and the Centennial GO station. The Secondary Plan area as shown in purple is imagined to become a mixed-use key development area comprising employment and residential development in single use and mixed use settings, providing for office, retail, service, entertainment and recreational uses, and a variety of higher density housing types. The Bullock Drive Employment Area as shown in blue will continue to be protected for employment uses.

As a Markham resident in this area, I'm strongly against this plan. McCowan and Hwy 7 intersection is already super busy with unbelievably heavy traffic. With these high buildings at that intersection and with additional 40/50k people, it would be a nightmare from traffic perspective. In addition, the City should really do a better planning when it comes to future development. It's easy to put a few buildings there, but it's challenge to improve the facilities and amenities along with them, i.e., parks, parking, public transportation, schools etc. The current plan doesn't seem to be reasonable. It's more for the developers to earn money rather than for the Markham City to build a better community. The City should consider building more residences in the outer areas, instead of making an already crowded place less suitable for people to live in.

I oppose this project. Here are the reasons:

1. Traffic. The planning increased residents are not small number. If you live in this area and you will find how the traffic jam in rush hours southbound/westbound at morning and northbound/eastbound at evening. Someone would like to compare Toronto and Markham, but they are not comparable. Ask few questions yourself.Hey Markham, do you have subway system? do you have high efficient public transit system list TTC? If not, why you build the high density of residents area like Toronto?
2. Healthcare. I believe a lot of people complains that it's hard to find family doctor here. I knew it's not only for Markham residents. But the new plan will make the situation worse.
3. Education and schools. Any new school development plan with this project? Please plan and build new public elementary and secondary school first if you want increase residents in this area. Do not think to add the temporary tin house in the existing school.

I am deeply concerned about the Markville Development secondery plan. The trafic around Markville is already very congested. If we build more condos and bring in over 40,000 people. The trafic jam in the area will become even worse. The current public facilities like schools, libraries and parks were designed with the current population in mind. The current public facilities will not be able to handle such a large increase of population. Markville area is so busy already. There is no way of putting any more pulice service facilities here. I will appreciate if the City of Markham reconsider this plan and build the high density residential buildings in the newly developping areas where the publice facilities can be planned and developed at the same time.

I oppose the project. As a resident living beside Markville Mall, I believe it would be a disaster to local residents' life in terms of traffic, population density, polution, and all aspects of well-beings. This project is an inconsiderate and selfish proposal that neglects the benefits of the majority of local residents.

I live in Markville community and I do not support this project. If that is true that this condo development would bring additional 40,000 people into this area, that is completely insane. Proper city planning should take into account transportation, access to healthcare and schooling. When I go over provided presentations, all that pops out for me are the giant condo towers along HW 7 and McCowan. Did the planners believe that the new and existing residents would just go leave their home or condo and walk 10 min to their workplace? Most of us have to drive. That is the nature of living in GTA. An overpass or an underpass for the go line crossing McCowan should be built before any additional housing development is considered for this area.

I strongly oppose this plan, McCowan and Hwy 7 traffic is already very congested. There is a lot of vacant land on the north and east of Markham where these condos could be built. The city needs to have a very well built plan, not a random thought that disregards the traffic, education, health care, etc.

There is already severe traffic congestion around Markville mall area and lack of school resources in neighbourhood schools. The city should not consider new development plan before those issues are addressed.

I need to express my deep concerns and strong disagreement with the proposed plan to construct multiple buildings near the Markville Mall, particularly in close proximity to my residence. As a resident and active member of our local community, I firmly believe that this development plan will give rise to numerous problems, including transportation issues, environmental degradation, and increased crime rates. It is imperative that we prioritize the needs and well-being of our local community over the interests of developers.
Firstly, I would like to address the transportation challenges that this development could exacerbate. With the construction of numerous buildings, the resultant influx of residents and vehicles would place an enormous strain on our already burdened transportation infrastructure. Traffic congestion, longer commute times, and diminished road safety would undoubtedly affect the overall quality of life for residents in the area. Therefore, it is essential to address these transportation concerns before proceeding with any large-scale development project.

Secondly, the potential environmental impact of this plan cannot be overlooked. Rapid urbanization often leads to the destruction of natural habitats, the loss of green spaces, and the disruption of local ecosystems. Our community takes great pride in its natural beauty and environmental diversity, and it is our responsibility to protect and preserve these valuable assets. Therefore, any development proposal should be accompanied by comprehensive measures to mitigate environmental harm and promote sustainable practices.

Additionally, the potential increase in population resulting from this development raises concerns about crime rates. Denser populations have been historically linked to higher crime rates, and it is crucial that we address this issue seriously. Our community's safety and security should be paramount, and it is incumbent upon us to ensure that any development plan includes robust measures to prevent and mitigate crime. We must prioritize the well-being of our community above all else.

It is crucial that we approach development plans with a balanced perspective, giving due consideration to the needs and concerns of our citizens. While progress and growth are essential, they must be achieved in a manner that aligns with our community's values and safeguards our collective well-being.

I kindly request that you reconsider the proposed development plan and take into account the concerns raised by the residents of our community. It is essential to prioritize community engagement and conduct thorough assessments of potential impacts on transportation, the environment, and crime rates. By doing so, we can ensure that any development aligns with the needs and aspirations of our local community.

I love this place that I live there over 30 years. Hope I still have a great environment to live there!

I don't agree the plan. This plan is not considering the already crowded transportation, limited education, limited medical service. If it is a city development plan , it should know that these most important factors has most important influence on the community life.If this plan can't solve these problem, how could it just bring 40000 more people live in this already very crowded area. where to find my family doctor, where to find school, how long will it take to go home from work everyday.

I strongly oppose this project. When I have learned that it will bring an increase of over 40,000 people to this area, and all of these people will reside in Markville parking lot, I was very shocked. The current population of Markham is approximately 360,000,in all area of Markham, so this project means that will have 1/9 of current population of Markham live in Markville parking lot, this goes against basic logic and how this rediciolous project can be opened from the government?Even my son knows that there are so many lands can be developed for living at north and east of Markham, he is just 10 year old. Over 40,000 people move in such small area will bring many serious problems to Markham residents, education, healthcare, and public safety, it will severely impact the lives of the surrounding residents as well as all individuals in the Markham.

Markham is my first home in Canada, I love this area very much, expecially the Markville area. I hope Markham develops better and better with no upper limit, however, I'm strongly against this proposed development plan around Markville Mall, because this area is already so crowded with too much traffic! The public schools are short of resources to house all kids in this neighbourhood and kids have to study in those cheap steel temporary buildings. If more residents are placed in, it would be beyond imagination how the neighbourhood would become! Please consider developing a bit further north, there are lots of vacant lands just two KMs away, focus on those area please. Save our sweet home, please!

I heard that the councilors and mayor have had deal with the developer, and it is said last year that once the councilors are elected, they will promote this development project. It seems to be true. If you don't live around Markville Mall, you won't understand why it is urgent and necessary to oppose this project. We want a safe and family oriented area for our kids to grow, not a downtown or business park like place. Be reasonable please!!!

Many of the likely problems that may emanate from this development have already been listed - traffic, environment, crime etc. However I am all for development and optimal land use. But, development means all round development and not just housing development. With housing comes the need for schools, policing, hospitals, community centres, traffic management solutions etc. So development projects have to present a plan for all of the above in an area (especially one that is already breaking at its seams for these civic services). This calls for the city, the region and the province to work together to build a development plan (something we are seeing less of these days with confrontational styles of governance). The Mayor cannot simply add housing without a plan for the other services for which he/she does not have control over. Until we see a comprehensive plan for the government, such inadequate development plans should be put in abeyance.

McCowan is traffic grid locked, over capacity already. Any traffic additions coming out of this secondary plan are ill advised and counter productive. Your first priority must be our existing traffic grid lock.

As someone who lives directly next to Markville mall, I'm strongly against this development - this area is already so crammed, and please don't take away our green space with soccer field, playground, and a place for kids to have fun at! Whoever is in charge - please look a bit further north, lots of land with no purpose and not used for better purposes, develop those please.

Before any project is approved in the hyw 7/ Mccowan corridor, we need to fix the exit options from the Foodymart/ McDonald’s plaza ( southwest corner of the intersection ).
Currently there are vehicles trying to exit the plaza to go north bound on Mccowan rd. Unfortunately there is an accident almost every single day. There is an absolute need of a traffic light whereby the traffic light will control the traffic accordingly.
Regarding the development of condos being proposed on the Markville parking lot, it is simply the owners - Cadillac Fairview trying to make more money for their own benefit. They have proposed developments all around the city on their mall properties. They don’t care about the area and/or the traffic, school, infrastructure issues etc.
This development should be STOPPED at all costs. The mayor of markham should also speak up against such developments which will destroy the beautiful Markville surroundings.

I am writing to express my deep concern regarding the proposed redevelopment plan for Markville Mall. As a resident of this community, I understand the desire to promote economic growth, however, I believe that this particular plan will have severe negative impacts on the community and the environment.

First and foremost, the traffic in the surrounding area is already incredibly congested, particularly on McCowan Road and Highway 7. The addition of a dozen condo buildings as tall as 44 storeys on this site will only exacerbate this problem, making it much worse for existing local residents. This will create further traffic jams and delays, causing increased frustration for commuters and negatively impacting the quality of life for residents. The increased density of residents in this area will undoubtedly lead to more traffic on our already overcrowded roads, making it even more difficult for residents to get around and contributing to air pollution, noise pollution and greenhouse gas emissions.

Additionally, the proposed development is close to the Milne Park conservation area. This kind of large-scale development project will inevitably have a negative impact on the environment and wildlife in the conservation area. Air pollution from increased traffic and construction will contribute to the degradation of the conservation area, which is home to many species of animals and plants that depend on the surrounding ecosystem for their survival.

Furthermore, a denser population often leads to increased crime rates. As more people move into the area, it is likely that the crime rate will rise, further impacting the quality of life for local residents. This is a significant concern that must be taken seriously.

The proposed redevelopment plan could also have negative impacts on local businesses. The construction process and the resulting congestion may deter customers from visiting the area, leading to a decline in sales for local businesses.

More buildings and people in this area will likely lead to increased noise levels and decreased privacy for nearby residents. It is important that we prioritize the needs and well-being of our local community over the interests of developers.

In conclusion, I strongly urge you to reconsider the proposed redevelopment plan for Markville Mall. The negative impacts on traffic, the environment, and the community far outweigh any potential economic benefits. Please consider alternative solutions that will promote growth and development while protecting the community and the environment.

The proposed construction may seem like a positive development at first glance, there are several reasons why the proposal should be met with opposition.

Traffic congestion is already a major issue in the area, especially during rush hours. The area around Highway 7 and McCowan Road is notoriously congested, causing delays, frustration, and increased pollution levels. The additional condos would only increase the number of cars on the road, making the situation even worse.

The addition of many residents to the area would place an immense strain on already stretched public services. Schools, hospitals, police, and emergency services are already operating at full capacity and struggling to keep up with the needs of the existing population. The addition of more residents would only exacerbate this problem, leading to overload the already tight education resources, overcrowding, longer wait times and reduced quality of public services.

While the construction of condos may seem like a solution to increase the density of the parking lot around the CF Markville shopping center, it would have several negative impacts on the existing population, traffic, and public services. Thus, it is a bad plan that creates more problems than solving them. We should be opposed to the proposed development and seek alternative solutions to address the city's housing and economic needs that do not come at the expense of the existing community. Downtown Markham is a better place to build high rise condos. It is essential to consider the long-term impact of any new development and ensure that it is sustainable and beneficial to everyone involved.

I AM 100% AGAINST THIS. This would destroy why Markham is. A suburb. Why not build these in DT Markham where it belongs. Such high rises would absolutely be a horrific and terrible situation for all homeowners in surrounding areas. Traffic is insane already, we do not need more density in what is essentially school zones and so close to multiple neighborhoods. Imagine being unionville main street and markham main street. Again so many other reasons as to why everyone should be against this as other people have already commented.
